Items To Be Inspected
Address Visibility
Your property address must be clearly posted and visible from the street. This allows emergency responders to locate the property quickly in any condition.
Smoke & CO Alarms
Smoke and carbon monoxide alarms are required inside every bedroom, outside each sleeping area, and on every level including the basement. All alarms must be interconnected — either hardwired or Bluetooth — so all units trigger simultaneously.
Fire Extinguishers
A minimum Type 2A:10BC fire extinguisher is required on every floor of the property. Fire-resistance ratings of all rated walls, doors and assemblies must be maintained.
Stairways, Decks & Balconies
All stairways, decks, porches and balconies must be structurally sound, in good repair, and properly anchored to support imposed loads. Handrails and guardrails are inspected for stability and code compliance.
Room Dimensions
Every habitable room must measure at least 7 feet in any direction, have a minimum of 70 square feet of floor area, and maintain a ceiling height of at least 7 feet. Rooms that do not meet these minimums cannot be used or advertised as sleeping spaces.
Heating
Heating equipment must be properly installed, safely maintained, and capable of maintaining a minimum indoor temperature of 68°F year-round in all habitable spaces. All fuel-burning appliances are inspected for safe operation.
Electrical Systems
All electrical equipment, wiring and appliances must be properly installed and maintained in a safe, code-compliant manner. Inspectors check outlets, fixtures, panels and wiring for hazards, improper installations and unpermitted work.
Natural Lighting
Every habitable room must receive natural light equal to at least 8% of the room's floor area through windows or skylights. Artificial lighting may substitute only where specifically allowed by code.
Ventilation
Every habitable space must have at least one openable window to provide fresh air and ventilation. Exceptions apply only where mechanical ventilation systems meet code requirements.
Plumbing Fixtures
All plumbing fixtures must be properly installed, functional, sanitary and free of leaks or defects. Toilets, sinks, showers and tubs are inspected for safe and proper operation.
Water Supply & Pressure
The water supply system must deliver adequate volume and pressure to all plumbing fixtures throughout the property. Systems are inspected for leaks, defects and the ability to function safely under normal demand.
Water Heater
Water heating equipment must supply hot water to every fixture at a minimum temperature of 110°F. An approved temperature and pressure relief valve with proper discharge pipe must be installed and maintained on all water heaters.
Pest & Vermin Free
The structure and all interior spaces must be free of pests, rodents and vermin at the time of inspection. Evidence of active infestation is a failing condition requiring remediation before permit approval.
Bathroom Privacy
Every bathroom and toilet room must provide privacy, including a door with a functioning interior lock. Bathrooms cannot serve as the only passageway to another room or to the exterior of the unit.
Egress & Emergency Escape
A safe, continuous and unobstructed path of travel must exist from every point in the structure to a public way. Emergency escape and rescue openings must comply with the code under which the building was originally constructed.
